Coral • Jewel • Ruby • Opal North • Valencia by FivePoint
Jewel is one Lennar collection, not a subdivision containing smaller named neighborhoods. The better question for a buyer is how Jewel compares with Lennar's other nearby FivePoint choices.
Coral, Jewel, Ruby and Opal North create a particularly useful spectrum. Coral is smaller and generally lower priced. Jewel adds space while retaining a paired three-story format. Ruby changes the lifestyle with two-story attached and detached options. Opal North moves into single-family detached homes with the broadest size range.
Because these collections share the same larger Valencia setting and builder, the comparison becomes more focused: home type, square footage, floor count, bedroom flexibility, price and complete monthly ownership cost.
Start with Jewel, then compare how the surrounding Lennar collections change price, home type and space.
Jewel sits in the middle of Lennar's Valencia spectrum: larger than Coral, generally below Ruby's current entry tier, and more compact than the biggest detached Opal North designs.
Its five current plans range from approximately 1,818 to 2,481 square feet with three or four bedrooms. The defining layout uses a first-floor bedroom with en-suite bath, open second-floor kitchen / dining / living space, and the owner's suite plus additional bedrooms on the third level.
Jewel is especially compelling for buyers who want four-bedroom capability and clear separation between guest, social and private space without moving into a larger detached-home price tier.
Coral is the natural Lennar comparison for a buyer who likes Jewel's compact three-story concept but wants a smaller footprint and potentially lower purchase price.
Lennar currently lists Coral from the upper $500,000s, with plans ranging from approximately 1,326 to 1,756 square feet and two to three bedrooms. Coral is also marketed as paired housing within FivePoint Valencia.
Coral 1 uses a three-story design with the main open living level on the second floor and a deck connected to the living space. That makes the collection feel familiar to Jewel buyers while reducing overall square footage.
Ruby changes the comparison by offering two-story attached and detached homes rather than Jewel's three-story paired format.
Lennar currently lists Ruby from the low $700,000s with plans ranging from approximately 1,976 to 2,546 square feet and three to five bedrooms. Ruby 3, at approximately 2,546 square feet, provides five bedrooms and four full baths.
For a buyer who likes Jewel's square-footage range but prefers fewer stairs or wants a five-bedroom option, Ruby may be worth comparing even when the purchase price moves higher.
Opal North is the strongest nearby Lennar comparison for a Jewel buyer who wants to move from paired housing into single-family detached construction.
Lennar currently lists Opal North from the upper $600,000s, with homes ranging from approximately 1,704 to 2,949 square feet and two to five bedrooms.
The plans remain largely vertical, but the detached format changes privacy, exterior-wall relationships and how the home sits on the homesite. Larger Opal North plans also move well beyond Jewel's maximum square footage.
One builder, one master plan, four substantially different housing choices.

Published ranges were reviewed August 19, 2026. Lennar can change pricing, releases, incentives, plan availability, HOA information and homesite premiums without notice.
These collections share access to the broader FivePoint Valencia lifestyle — resort-style pools, parks, playgrounds, trails, community gathering spaces and garden areas — so the housing decision can focus more heavily on the home itself.
When the same builder offers several nearby choices, the smartest comparison is rarely just the advertised starting price.
Jewel and Coral emphasize paired construction, while Opal North is detached and Ruby mixes attached and detached options. That difference affects privacy, exterior walls and ownership documents.
Ruby reduces daily vertical travel compared with Jewel. Jewel, Coral and Opal North use three levels more heavily, which can create separation but adds stairs.
Jewel reaches nearly 2,500 square feet, while Opal North extends to almost 3,000. Bigger is only better when the extra rooms and floor area match a real need.
Compare price, financing promotions, HOA dues, tax rate, special taxes, insurance and homesite premiums. A lower starting price can still produce a similar monthly payment.
Builder headline prices are useful for orientation, but the best comparison is the homes that are actually available when you are ready to buy. A quick move-in can already include homesite premiums, finish selections and builder promotions that change the real value.
Victoria can compare Jewel, Coral, Ruby and Opal North using the current inventory rather than generic ranges — including exact address, floor plan, building position, ownership form, HOA documents, tax information and monthly-cost estimates.
If Jewel remains the best fit after that comparison, the decision becomes much clearer: which Jewel plan and which specific residence gives you the best combination of layout, position and cost.
